Free Roofing Quote Template

Short answer

A roofing quote measures the roof in squares and prices tear-off, materials, underlayment, flashing and decking repair, plus deposit, warranty and expiry.

Roofing quotes are compared closely because the numbers are large and the client cannot easily climb up and check. The detail that separates a trustworthy quote is the hidden layers: how many layers are being torn off, what underlayment goes down, whether flashing is replaced or reused, and what happens when rotten decking appears under the old shingles. Price those clearly, and the client can see that a lower quote is often a quote for less roof.

What to include in a roofing quote

  • Roof size in squares

State the measured area (one square is 100 square feet), the pitch and the number of existing layers. Every other line depends on these numbers.

  • Materials by name

Shingle type and line, underlayment, ice and water shield and ventilation, so the client knows exactly what goes on their house.

  • Flashing and details

Drip edge, step and chimney flashing, pipe boots and valleys, and whether each is new or reused.

  • Decking allowance

You cannot see the decking until the old roof is off. Quote a price per sheet for replacement and an allowance for how many you expect.

  • Clean-up and protection

Dumpster, protecting landscaping and siding, and a nail sweep of the yard and driveway at the end.

  • Warranty and weather

The manufacturer's warranty and your workmanship warranty, and how weather delays are handled once the roof is opened.

How to write a roofing quote, step by step

  1. Measure and inspect

Measure the roof, check the pitch, count the layers and look at the attic for signs of leaks or poor ventilation.

  2. Choose the system with the client

Agree shingle type and colour, and whether to upgrade underlayment or ventilation.

  3. Price per square

Price tear-off and installation per square, then add flashing, ventilation and details as their own lines.

  4. Set the decking allowance

Give a per-sheet price and an expected count, and say how extra sheets are approved during the job.

  5. Add disposal, permit and protection

Dumpster, disposal fees, permit and site protection belong on the quote.

  6. Write terms and warranty

Deposit, balance on completion, warranty lengths and the expiry date.

Deposits and payment terms

A deposit on acceptance is common in roofing because materials are ordered and delivered before work starts, with the balance due when the roof is complete and the site cleaned. Insurance-funded jobs often follow a different rhythm, with payments tied to when the insurer releases funds.

Some places limit up-front deposits on home improvement work or give homeowners a cancellation period after signing. Check the rules where you work, and put the agreed schedule and amounts on the quote.

Frequently asked questions

What is a square in a roofing quote?
One hundred square feet of roof surface. Roofers price materials and labour per square, so the measured number of squares is the most important figure on the quote.
How should I quote for rotten decking?
Give a price per sheet and an allowance for the number you expect, and say you will show the client any extra sheets before replacing them. It keeps the quote honest about something nobody can see in advance.
Should a roofing quote include the gutters?
Only if you are doing the gutters. If you are not, say so, and note whether you remove and refit them to install the drip edge.
How do I quote a job paid by insurance?
Quote the full scope to the homeowner as you would any job, and keep the insurance paperwork separate. Note that the homeowner remains responsible for any deductible and for anything the insurer does not cover.
